We are a group of flat buyers who had booked apartments in ‘BPTP Park Spacio’ project located in Sector 37, Gurugram.
In 2010, at the time of booking the flat, we were assured that the project will be completed within 36 months, with 6 months grace period, and would be delivered latest by March 2014. There is now a five-year delay but the delivery of our flats is nowhere in sight.
Shoddy construction and unrealistic timelines have become the norm. Even after several follow-up meetings, emails and phone calls with BPTP on the project schedule, the builder only gives us false promises and fails to keep them every time we meet again.
The long wait to get possession of our flats is causing us great distress, not to mention the financial burden to many flat owners, since we have already paid 90 percent of the amount to the builder. Now we are paying interest each month to the bank on the loan taken for the apartment. Those living on rent are spending more money.
Nainar Venkat Raman, a retired government officer, says:
“I have spent more than Rs 60 lakh on my flat. My part of the contract was to give them the money, and nothing more than that. They were to give me a completed flat. Even after 9-and-a-half years they have been unable to give me the flat.”
Beside above concerns, there are several other apprehensions we have shared with the builders from time to time, but they have never been addressed.
For example, we have repeatedly requested the builder to share the plan for construction and realistic timelines but it has fallen on deaf ears. The builder has clubbed this project with its other project, announced much later, called BPTP Generation. Even though the facilities like club, swimming pool, etc were meant and paid for residents of BPTP Spacio and Serene, BPTP is trying to make double profit by sharing these with residents of its other projects, which is not acceptable.
In the present circumstances, we are constrained to raise the issue with concerned authorities to expedite the construction.
BPTP’s Response to The Quint
My Report spoke to Rohit Mohan, VP of Marketing and Customer Service at BPTP regarding the status of the housing project.
“The said project is registered with RERA Panchkula. We are confident that we would be able to deliver the same within a period of 6 to 8 months as after completing the structure, we have already completed major electrical and plumbing works and as such, the project is at the stage of finishing.”
He added that the project will be completed by December 2019.
“The work is going on at the site and we have a workforce of over 300 people at present which is only increasing each day.
