Towers keep climbing higher, but Rohan Khatau, Director at CCI Projects, says height isn’t the whole story. What matters, he insists, is what those buildings mean to the people inside them.
“We don’t just build homes. We build communities,” he tells us, leaning on a philosophy that has guided his work for years. For Khatau, the real measure of success is not just in square feet sold, but in how life unfolds once families move in.
That thinking has found its latest expression in Rivali Park 2, a gated community in the heart of Borivali that marks what he calls “a fresh beginning” for the company.
Q1: Why did Rivali Park 2 need a brand refresh?
Rohan Khatau: This was never just a surface-level change. It wasn’t about changing a logo or running a new ad campaign. It was about giving the project fresh energy.
You can see that energy in the visual identity, in the new customer experience centre, which feels welcoming instead of transactional, and in show apartments that feel lived in rather than staged. Families walking in should be able to imagine their everyday routines here - children dropping schoolbags, dinner being served, laughter spilling out of balconies.
Even the campaigns across the city will reflect that shift. They’re not designed to shout but to invite. “We wanted the journey to feel reassuring, not bureaucratic,” Khatau says.
Q2: How has the response been since the refresh?
Rohan Khatau: The results have been encouraging. We’ve sold more than 5 lakh sq ft of inventory already, which is significant in such a competitive market. After the refresh, we’re expecting a 15 to 20 percent increase in walk-ins and conversions.
But I’d say the more meaningful feedback comes from families themselves. They don’t just talk about price or square footage. They tell us the project feels comfortable, that it feels like a neighbourhood in the making. For me, that’s the real success.
Q3: Who is Rivali Park 2 designed for?
Rohan Khatau: Our core audience is the mid-income Mumbaikar. We’ve built it with young professionals and nuclear families in mind who are looking at their first home, urban homebuyers who want ambition balanced with affordability, and families who value gated communities and security, and stay well-connected.
Affordability is important, but so is aspiration. Pricing has remained accessible, yet the tone of the project now leans towards ambition. It reflects the upward mobility of the buyers we’re speaking to.
Q4: What’s next for Rivali Park 2?
Rohan Khatau: The refresh sets the stage for the next chapter. We are preparing to introduce a premium tower with more than 300 residences. Each home is designed around the way families live today, with larger layouts, functional balconies and a sense of openness that has become essential in the years following the pandemic.
Alongside the residences, a commercial hub is also taking shape within the project. Shops, offices and essential services will be thoughtfully integrated into the fabric of Rivali Park 2, allowing it to grow into a truly self sustained community. People should be able to step out and find what they need close at hand. That’s how a neighbourhood becomes complete.
Q5: How important is the Borivali connection?
Rohan Khatau: Borivali is central to the identity of this project. It has always carried a dual rhythm - busy markets and quiet lanes, the pull of tradition and the push of modern growth. The tagline, “the heart of Borivali,” reflects this balance honestly.
And post-pandemic, families are asking different questions. Is there space to breathe? Is there greenery to look at? Is there a balcony for the evening pause? Are there safe places where children can play? These are not extras anymore. They’re essentials nowdays and our Rivali Park 2 is designed around those needs.
Q6: What does this project symbolize for you at a deeper level?
Rohan Khatau: For me, this has never been about towers alone. It’s about the life that takes shape once people move in. Families putting down roots, neighbours greeting each other on evening walks, children growing up together in shared spaces.
Handing over a flat is not the end of our role. That’s where life in the community begins. A home is not only about walls and ceilings - it’s about the connections people make once they move in.
